What does it take to successfully sell a home in Blue Bell?
A great house certainly helps, but achieving a strong result often comes down to something equally important: preparation, pricing, presentation and a marketing strategy designed to create buyer interest from the moment the home hits the market.
My recent sale of 884 Parkwood Road in Blue Bell is a great example.
We listed the home for $694,900. Within days, it was under contract and ultimately sold for $715,000 — $20,100 above the asking price.
Here's how we positioned the property for a successful sale.
A Blue Bell Home With Plenty to Offer
Located in the heart of Blue Bell and within the Wissahickon School District, 884 Parkwood Road is a beautifully maintained split-level home offering 3 bedrooms, 2½ bathrooms, a 2-car garage and a spacious .60-acre property.
One of the first things I noticed was how well the home had been cared for.
The kitchen featured fingerprint-resistant stainless steel appliances, LG Viatera quartz countertops and a center island. The home also offered an inviting living room, a separate dining room, updated bathrooms and a comfortable lower-level family room with a large stone wood-burning fireplace.
One of my favorite spaces was the sunroom overlooking the expansive, tree-lined backyard. It gave the home a sense of privacy and tranquility while still being conveniently located near everything Blue Bell has to offer.
The house had plenty of features buyers wanted.
Our job was to make sure they noticed them.
Pricing to Attract the Market — Not Chase It
One of the most important decisions a seller makes is the asking price.
It's tempting to think that starting higher will automatically result in a higher sale price. In reality, an overly ambitious price can have the opposite effect.
The first several days on the market are incredibly important. That's when a new listing typically receives the greatest attention from active buyers.
For 884 Parkwood Road, we chose a list price of $694,900.
The objective wasn't simply to put a price on the house. It was to position the property competitively enough that buyers would recognize its value and be motivated to act.
The strategy worked.
The home generated immediate interest and quickly went under contract.
The Result: $20,100 Above Asking

For my sellers, that was an excellent outcome.
But I think there's an important lesson here for other Blue Bell homeowners.
Selling above asking doesn't begin when the offers arrive. It begins before the house ever goes on the market.
Preparation Makes a Difference
Before putting a home on the market, I look at it through the eyes of a buyer.
What will they notice when they pull into the driveway?
What will stand out when they walk through the front door?
Which features should be emphasized?
And are there relatively small improvements that could make a meaningful difference in how the home is perceived?
At Parkwood Road, pride of ownership was apparent throughout the property. The landscaping was well maintained, the home had been thoughtfully updated, and even details such as the newly capped chimneys contributed to the overall impression that this was a home that had been cared for.
That's important because buyers aren't simply purchasing bedrooms, bathrooms and square footage.
They're purchasing confidence in the home.
Marketing the Lifestyle Along With the House
When selling in Blue Bell, I'm not only marketing the property.
I'm also marketing Blue Bell.
Buyers are attracted to the area for its residential neighborhoods, Wissahickon School District, parks and trails, restaurants, convenient access to major employment centers and its location within Montgomery County.
Parkwood Road offered another quality that's sometimes difficult to communicate in statistics: a genuine neighborhood feel.
Quiet streets, established homes, mature trees and a sense of community helped make the location part of the property's appeal.
Effective real estate marketing should help a buyer imagine not only living inside the house, but also what their life could look like after they move there.
Why the First Week Matters
The Parkwood Road sale also demonstrates why I put so much emphasis on launching a listing correctly.
You don't get a second opportunity to be a new listing.
When a property first appears online, serious buyers who have been watching the Blue Bell market will see it almost immediately. That's why photography, presentation, pricing, property descriptions and marketing should all be ready from day one.
The goal is to create enough interest that buyers think:
“I need to see this house before someone else buys it.”
That's a very different reaction from:
“Let's wait and see if they reduce the price.”
At 884 Parkwood Road, buyers acted quickly — and the home sold above asking.
What Does This Mean If You're Thinking About Selling in Blue Bell?
Every property is different.
A home on Parkwood Road shouldn't necessarily be priced the same way as a home in Blue Bell Country Club, Whitpain Hills, Creekside at Blue Bell or another neighborhood.
That's why I don't believe in relying solely on automated home valuations or broad ZIP-code averages when advising a seller.
I look at the property itself, recent comparable sales, current competition, neighborhood trends, condition, improvements, lot, buyer demand and what is happening in the market right now.
Then we develop a strategy specifically for that home.
