What the Last 90 Days Tell Us About Detached Homes in Blue Bell
I took a closer look at detached single-family home activity in ZIP code 19422 over the past 90 days using Bright MLS data.
The numbers show a market that continues to favor sellers.
In my MLS analysis, 42 detached homes had either closed or were pending. Of those, 37 had closed and five were under contract.
The average time on market was just 9.8 days, while the median was only 5 days.
Even more telling, approximately 74% of these homes went under contract within their first seven days on the market, and 88% were under contract within 14 days.

What Does That Mean for Sellers?
I consider Blue Bell to still be a seller's market, particularly for well-positioned detached homes.
The statistic I find most significant is not the average sale price. It's the speed of the market.
Nearly three out of four detached homes in this sample went under contract within seven days. And among the 37 properties that closed, 25 sold above their final asking price.
That tells me buyers are still willing to compete when they perceive that a home is priced correctly.
But there is another side to the data.
Eight of the 37 closed homes sold below asking price, and the few properties that remained on the market substantially longer tended to show less pricing power.
That's why I don't believe today's market gives sellers permission to simply choose an aggressive price and assume the market will catch up.
The market is rewarding the right price.
Is Blue Bell More of a Seller's Market Than Last Year?
The broader year-over-year data suggests that buyer competition has strengthened rather than disappeared.
For ZIP code 19422, the latest market data shows homes selling in a median of approximately 14 days compared with 23 days a year earlier.
Blue Bell proper shows a similar pattern, with the latest three-month data indicating a median of approximately 11 days on market compared with 25 days during the same period last year.
That is significant.
Mortgage rates may be higher than many buyers would like, but limited inventory and continued demand for Blue Bell are keeping desirable properties competitive.
I would describe the current market as a selective but strong seller's market.
Homes that are properly priced, well prepared and marketed effectively can move very quickly—and often generate competition. Homes that enter the market at an unrealistic price can have a very different experience.
For homeowners, that distinction matters much more than simply hearing that “it's a seller's market.”
